PRESENTATION
First impressions are vital
Keep the property as tidy as possible, particularly at the front.
Make good any visible repairs such as cracked windows and walls which,
although small, create an uncared for appearance. It is seldom worth
redecorating, as purchasers have their own preferences. However, if
redecorating is long overdue, a quick `freshen up` in plain colours will
probabley be worthwhile.
Creating an inviting atmosphere
Plays an important part in enhancing the purchasers feel for the property:
Brighten up the property by ensuring all windows are exposed to as much light
as possible. Open all doors to avoid dark passages (they make houses appear smaller).
On cold dull days, turn on the central heating and lights, and if there is an open
fire, it will help to create a really inviting atmosphere. On hot days, fresh air
is equally important. Flowers always make a home more cheerful and fresh.
Kitchens that are free from clutter give the appearance of being a
pleasure to work in.
VIEWING
Appointments
Viewing appointments are generally made in advance by telephone, but we try to be
prepared for the buyer who wants to view directly after seeing us at the office.
If you are unable to be at the property to show potential buyers around and
(especially during the holidays) we shall be happy to hold keys. Please be assured
that a member of staff will attend all viewings.
Showing potential buyers around
When potential buyers arrive you can be most helpful by being unobtrusive and:-
Answering all their questions and acting as a guide to individual rooms, pointing out
any interesting points. Be enthusiastic about the features at your home but avoid being
over-zealous. If there is a genuine interest in the property encourage them to go around
again, preferably on their own. Remember, applicants with doubts are most often buyers!
If you have pets bear in mind that not all viewers are animal lovers, so until you know
how viewers will react, if will probably be better if they are kept out of the way.
Don’t give away your furnishings.
As a matter of tact, we prefer most extra’s to be omitted from our details therefore
please only mention to buyers items that you might (not will) Consider including in
the price. Items such as hall, landing and stair carpets and fitted curtains are often
of value to the buyers and assist in getting the asking price.
